trouble with imake on Linux (RHEL-5.4)

Hello!

I'm trying to build editors/lyx and it is failing to build the
pre-requisite graphics/xpm:

    root@ws-mt:pkgsrc/graphics/xpm (1441) bmake

but I couldn't find a resolution... It is very likely, I screwed
something up here, but what and how?

The non-default settings on this system are:

    X11BASE=        /usr
    LOCALBASE=      /usr/local
    PKG_DBDIR=      /var/db/pkg
