Avoid the polluted source tree concerns forever w/ read-only source.

e.g. one possible way (of many)
mkdir /x/tools
mkdir /x/obj
mount_null -o rdonly /x/cvs/src /usr/src
mount_null -o rdonly /x/cvs/xsrc /usr/xsrc
cd /usr/src && ./build.sh -U -M /x/obj -T /x/tools -V MKX11=yes release

Obviously paths used are examples.  I'm sure you get the idea.
