Subject: How to build NetBSD-1.6 (release)?

Hello.
I'm going to update my (i386) 1.6RC1 box to 1.6. This time, I'd like to
compile it from source instead of using the precompiled packages.
I'd also like to have the binaries optimized for my architecture (usually,
-march=pentiumpro), but don't know which options to set. I have cpuflags
installed, but I don't know if it enough.
What is the way to go? I've tried to read some documentation (tracking
-current), read some posts on the topic, read the man pages, UPGRADING and
BUILDING, but I can't figure precisely what I have to do.
Also, since I had bad experiences with building 1.6RC1 (I still wonder why,
since on releng.netbsd.org there WAS a succesfully compiled version and I
followed step by step the instructions) I'd like to do it The Safe Way(tm)
and not break the system.
One last question, where is the X11 source? I can't find it in the
NetBSD-1.6/source/sets/ directory. Will it be uploaded at a later time?
