Usually I take an initial set of tarballs from e.g.:
http://ftp.netbsd.org/pub/NetBSD-daily/netbsd-5/
and run "cvs update -dP" later on it before I start a new build.

I use:
cd /usr/src/release-5/src
./build.sh -m vax \
        -D /usr/src/release-5/destdir/vax \
        -O /usr/src/release-5/objdir/vax \
        -T /usr/src/release-5/tooldir \
        -R /usr/src/release-5/releasedir \
        -U release

If you cross build on a SMP machine you may add "-j 2" or even "-j 4".
